E—2012 400,000 people have moved to PDX in last 10 years, causing a housing crisis. In St. Johns, home prices double. As incomes are flat, many would-be buyers ask their parents to help. More than a ¼ of new buyers here have a family member not just give them money, but actually co-buy their home. In previous generations, the federal government gave 98% of home loans to white families. Now, those families have money to give to their kids. In Oregon, white families average 10x more wealth than Black families—about $154,000 more per household. 30 years of increasing diversity ends. St. Johns gets whiter again.
